What if you drop the rate to fill more rooms?
Occupancy = room nights sold ÷ room nights available. 20 rooms for 30 days is 600 room nights; selling 420 is 70%.
ADR (average daily rate) = room income ÷ room nights sold: what a sold room really brought. RevPAR = room income ÷ room nights available: price and fullness in one number. Rs 21,00,000 over 600 room nights is a RevPAR of Rs 3,500.
RevPAR is the fairest way to compare months and rate plans. A lower weekday rate that fills empty rooms often raises it, as long as cleaning and laundry costs per room stay covered.
Room nights sold ÷ room nights available × 100. 20 rooms over 30 days is 600 room nights; selling 420 is 70% occupancy.
ADR is room income ÷ room nights sold, the average rate you got. RevPAR is room income ÷ room nights available; it shows both price and how full you were.
RevPAR, usually. A lower rate that fills many more rooms can earn more than a high rate on a half-empty hotel.
